We do not publish the scale of the property, the town or its results - that data would make the property identifiable. Every enquiry is reviewed individually, usually within 1 working day. Nothing unlocks automatically once the form is sent.
Why we do not publish property data
Selling a working hotel or shopping centre is not the same as selling an ordinary property. The business keeps running, and news of a transaction can damage it faster than any operational problem.
Protecting the team
Word of a sale triggers the departure of key staff. Rebuilding a team in hospitality takes months and costs more than the difference in transaction price.
Protecting value
Tenants and contractors renegotiate terms the moment they sense uncertainty. Group bookings and corporate contracts move to competitors.
Protecting the negotiation
A process the market knows about is harder for both sides. Confidentiality protects the buyer position as well.
That is why we do not publish locations, property scale, financial results or photographs. Not because anything is being hidden, but because that is what a properly run process looks like.

At no stage do we approach the property on your behalf without agreement. Direct contact with management, staff and tenants becomes possible only at the advanced stage of talks.
Who runs the process?
We run confidential processes personally, from first contact to closing. The first conversation commits you to nothing and requires no document to be signed.
The questions we hear most often.
Why can I see neither photographs nor the location of the property?
Because that would be enough to identify it. In hospitality and retail the set of properties with a given profile is small enough that a photograph of the facade, or naming the town and the scale, effectively gives away the address. We publish only what does not allow identification.
How do I know these offers are genuine?
Every property has a reference number and a live process. Once your enquiry is verified we present the full documentation, including the basis of our mandate to run the sale. Verification runs both ways and we treat it as a normal part of the conversation.
Will my enquiry stay confidential?
Yes. We do not inform owners about enquiries at the preliminary stage and we do not pass your details to third parties. Confidentiality binds both sides.
Why do I have to sign an undertaking before I learn which property it is?
This is standard in off-market transactions. The undertaking protects the seller from disclosure, but it also protects your position - a process the market knows about attracts competition and pushes the price up.
What exactly does the confidentiality undertaking cover?
An obligation not to disclose information about the property or the fact that talks are taking place, and not to approach the property, its management, staff or tenants directly, bypassing us. It is a standard document and we send it for review before signature.
I am an adviser acting for a client. May I enquire?
Yes, please indicate this on the form. Terms of cooperation with advisers and brokers are agreed individually before any material is released.
I want to sell my property, but nobody can find out. Is that possible?
Yes, that is the core of how we work. The property never appears in any advertisement or on a portal. We approach verified investors directly, and news of the sale does not leave the circle of signatories. Please submit the form with the option "I want to sell a property" selected.
Off-market transactions in Poland, Germany and Spain
Selling a hotel without a listing
An owner considering the sale of a hotel usually has one hard condition: nobody may find out until the transaction is certain. A discreet hotel sale means no advertisement, no portal and no word to the staff at the early stage.
In practice we run the process the other way round from a conventional agency: instead of publishing a listing and waiting, we approach verified investors from our own base directly. News of the sale never leaves the circle of people who have signed the confidentiality undertaking.
Buying and leasing a property with a running business
An investor looking for a hotel for sale with a running business is buying cash flow first and walls second. That is why, once the undertaking is signed, we hand over the complete operating data: occupancy, ADR, RevPAR, cost structure and staffing.
A hotel lease is a separate route with a different audience - a chain operator or an experienced manager who takes over the property without tying up capital in the real estate. We run both models, depending on what the owner expects.
Retail parks and local shopping centres
On the retail side we work with tenanted properties: retail parks, local shopping centres and mixed-use schemes. The lease structure, contract lengths and the share of chain tenants drive the valuation - that data follows once the enquiry has been verified.
The leak risk here is even higher than in hospitality: tenants renegotiate terms the moment they hear about a change of owner. That is why we publish neither the lettable area nor the town.
Why off-market rather than a listings portal
A property advertised publicly stays online forever - in archives, listing aggregators and industry groups. Deleting the advertisement a week later undoes nothing, and the property is left with the label “was for sale and did not sell”.
Off-market property is the standard in transactions above a few million euro for exactly that reason. Confidentiality is not an obstacle here; it is part of protecting the value of the asset.
The Polish market
